The 2025 construction costs in Kenya have continued to rise, with the average building rates varying sharply by region and property type.

The cost of construction in Kenya for residential developments now starts at KES 54,730 per square metre for standard bungalows across Nairobi, and then it stretches up to KES 97,730 per square metre for luxurious maisonettes in Nyanza/Western Kenya. That same variation has been observed across retail properties, whose building costs average between KES 58,610 and 97,880 per square metre.

Office buildings retain the crown for the highest rates, with their 2025 construction costs in Kenya ranging from KES 75,830 to KES 136,390 per square metre. On the opposite end of the spectrum are industrial developments, whose cost to build averages KES 48,270 per square metre.

In imperial units, the current cost of building houses in Kenya ranges between KES 5,085 and KES 9,046 per square foot across all residential projects. Shopping centres and malls are coming up at KES 5,445 to KES 9,093 per square foot, while office blocks continue to incur the steepest construction rates in Kenya 2025 – starting at KES 7,045 per square foot and going up to KES 12,671 per square foot

Industrial facilities, on the other hand, show the narrowest spread across their 2025 construction costs in Kenya. Their cost of building starts at KES 4,484 per square foot, applicable in warehouses across the Coast region of Kenya.

Our Formula for Calculating the Current Cost of Construction in Kenya

Our findings on construction costs in Kenya 2025 are based on updated costing models from actual projects that we have been tracking and analysing since 2018.

INTEGRUM Construction Consortium maintains a structured database of cost schedules drawn from hundreds of residential, commercial, retail, and industrial building projects completed across Kenya by various firms. 

Each schedule details the quantities and prices of materials, labour, equipment, statutory fees, professional charges, and risk allowances.

In Q1 of 2025, our project management and general contracting firms updated those records using verified price lists from trusted local manufacturers, suppliers, distributors, and fabricators. 

We also pulled rates from our overseas procurement partners to account for imported construction components.

These inputs allowed us to recompute the actual total building cost in Kenya for each property type in 2025. The calculations factored in the prevailing market prices for building materials in Kenya, along with the corresponding construction labour rates per role and trade.

On top of that, we added statutory construction fees from regulatory agencies, plus professional fees from architects, engineers, quantity surveyors, environmental specialists, and project managers. 

Inflation adjustments and contingency allowances were further applied to cover project-specific risks and market volatility affecting the cost of building in 2025.

#1. 2021 Construction Rates in Kenya

During post-Covid 2021, residential construction costs in Kenya ranged between KES 33,450 per square metre for standard bungalows in Nairobi and KES 54,780 per square metre for luxurious maisonettes in Nyanza and Western Kenya.

Commercial projects, on the other hand, were constructed at rates ranging from KES 40,080 per square metre for standard low-rise office blocks in Nairobi to KES 72,400 per square metre for high-end towers at the Coast.

Retail developments were priced between KES 37,480 per square metre, which covered small-scale centres in Nairobi, and KES 55,500 per square metre for all-inclusive malls at the Coast.

Industrial facilities were the most affordable category in 2021. The lowest cost of construction in Kenya was KES 27,800 per square metre for warehouses at the Coast, while high-tech labs in Nairobi were the most expensive at KES 61,350 per square metre.

#2. 2022 Building Costs in Kenya

By 2022, Kenya’s construction costs had risen steadily across all property types. Residential developments by then started at KES 36,250 per square metre for basic houses at the Coast, and peaked at KES 57,400 per square metre for luxury apartment blocks in Nairobi.

Commercial building rates in Kenya also expanded their spread, from KES 42,900 per square metre for low-rise office buildings in Nairobi to KES 77,500 per square metre for premium office towers at the Coast.

2022 to 2025 Construction Costs in Kenya for Nairobi

Retail construction costs further followed suit. Small-scale centres were priced from KES 39,000 per square metre, while the cost of building malls reached KES 57,700 per square metre along the coastal urban belts.

Industrial construction also saw a marked increase. Their lowest construction rates in Kenya remained around KES 29,000 per square metre for warehouses at the Coast. On the higher end, labs and technology-based facilities in Nairobi were averaging KES 65,500 per square metre.

#3. Cost of Building in Kenya 2023

In 2023, construction costs in Kenya rose yet again across all regions and building categories, with most developments surpassing the KES 50,000 per square metre mark.

Residential building rates ranged from KES 42,000 per square metre for standard bungalows in Western Kenya to KES 74,000 per square metre for luxurious maisonettes in the same region. 

Nairobi followed closely, with the cost of building residential developments averaging between KES 41,600 and KES 72,000 per square metre.

2022 to 2025 Building Costs in Kenya for Nyanza

Commercial developments registered even higher building costs in Kenya. The lowest construction cost was KES 54,100 per square metre, tied to standard low-rise office blocks in Nairobi. 

At the top end, Nairobi’s luxurious high-rise office towers hit KES 100,800 per square metre. Coast and Nyanza regions followed with high-rise commercial blocks averaging KES 97,450 and KES 95,000 per square metre, respectively.

Retail properties also surged. Small-scale shopping centres in Nairobi were built at KES 44,500 per square metre, while the highest retail costs were KES 72,000 per square metre for all-inclusive malls in Nyanza. 

Other high-density retail spaces across the Coast and Nairobi fell between KES 60,000 and KES 65,500 per square metre, depending on scale and complexity.

Industrial building costs remained the most cost-contained. The lowest construction cost in 2023 was KES 36,000 per square metre, covering warehouse projects at the Coast. The highest was KES 83,000 per square metre, recorded for high-tech factories and labs in Western Kenya. 

Most standard factories, cold rooms, and administrative offices across all regions fell in the KES 41,100 to KES 65,400 per square metre range, with Nairobi generally incurring higher building costs due to premium fittings and services.

#4. 2024 Construction Costs in Kenya

In 2024, inflationary pressures, currency volatility, and increased taxes pushed the construction costs to the ceiling across every region and property class.

Residential developments were starting at KES 48,750 per square metre in Nairobi for standard bungalows, with luxurious maisonettes in Western Kenya stretching the cost of building to KES 87,250 per square metre.

2022 to 2025 Cost of Construction in Kenya for Coast

Commercial developments continued to dominate the high-cost brackets. The lowest recorded construction rate was KES 61,410 per square metre in Nairobi for low-rise office blocks. 

The most expensive remained KES 122,860 per square metre, tied to luxurious high-rise office towers in the same region. 

Coast and Nyanza followed closely, with the cost of building high-rise towers averaging between KES 86,300 and KES 108,785 per square metre.

Are the 2025 Construction Costs in Kenya Rising?

According to our year-on-year price-tracking models, the 2025 construction costs in Kenya have increased by an overall average of 12.09% – about five points behind 2024’s 17.57%. 

By comparison, the 2023 growth rate was higher, driven largely by the post-pandemic surge in demand and logistical constraints. 

At the regional level, Nairobi and Central Kenya recorded some of the highest growth rates in 2025, particularly in commercial and retail property categories. 

Luxurious office blocks in Nairobi, for instance, jumped by 11.01%, while construction costs for shopping malls increased by 15.11%. Residential developments in the same region grew at rates of between 11.31% and 13.51%, with maisonettes leading the pack.

Coast Region posted moderate gains in their building costs, with most residential properties rising between 10.83% and 15.24%. Commercial buildings, on the other hand, saw growth rates of up to 13.18%, while construction rates for retail spaces grew by an average of 11% to 12%. 

Warehouses, cold rooms, and industrial parks saw more restrained gains, with year-on-year increases mostly below 10% – apart from double-storey factories, whose construction rates in 2025 rose by 15.58%.

Nyanza and Western Kenya experienced stronger price movements, especially in residential and commercial construction. Maisonettes in this region grew by 15.51%, while low-rise office blocks, cold storage centres, and shopping complexes registered growth rates of up to 13.96%. 

Overall, the slight deceleration in the rate of increase compared to 2023 may offer temporary relief, but the broader pattern remains unchanged.
