Now, to be specific, these are construction permit fees you’ll be paying the Kiambu County Government during the 2020-2021 financial year. We’ve obtained them directly from the Department of Land, Housing, Physical Planning & Urban Development in the County Government of Kiambu.

If you’re looking to submit a new residential project to the Kiambu County Government eDAMS system, here’s what you should expect to pay for building plan approval: 

0 to 46 square metres: Shs 5,400 for projects in urban areas; Shs 4,320 for projects in peri-urban areas; and Shs 3,456 for projects in other areas. 

47 to 93 square metres: Shs 6,345 for projects in urban areas; Shs 5,076 for projects in peri-urban areas; and Shs 4,061 for projects in other areas. 

94 to 140 square metres: Shs 10,125 for projects in urban areas; Shs 8,100 for projects in peri-urban areas; and Shs 6,480 for projects in other areas.

Renewal of Residential Building Approval 

If the construction project is delayed for three years, this is what you’ll be required to pay Kiambu County Government for renewal of your residential building approval: 

0 to 46 square metres: Shs 1,800 for projects in urban areas; Shs 1,440 for projects in peri-urban areas; and Shs 1,152 for projects in other areas. 

47 to 93 square metres: Shs 2,700 for projects in urban areas; Shs 2,160 for projects in peri-urban areas; and Shs 1,728 for projects in other areas. 

94 to 140 square metres: Shs 3,600 for projects in urban areas; Shs 2,880 for projects in peri-urban areas; and Shs 2,304 for projects in other areas.

Internal building alterations without introducing additional floor area: 15% of the rates you’d have paid for approval of the plinth area. 

Renewal of industrial Building Approval 

Once three years have elapsed without realizing an approved industrial project, you’re supposed to renew your building plan approvals after paying the following fees: 

0 to 46 square metres: Shs 14,400 for projects in urban areas; Shs 11,520 for projects in peri-urban areas; and Shs 9,216 for projects in other areas. 

94 to 140 square metres: Shs 18,000 for projects in urban areas; Shs 14,400 for projects in peri-urban areas; and Shs 11,520 for projects in other areas. 

141 to 186 square metres: Shs 21,600 for projects in urban areas; Shs 17,280 for projects in peri-urban areas; and Shs 13,824 for projects in other areas. 

187 to 240 square metres: Shs 28,800 for projects in urban areas; Shs 23,040 for projects in peri-urban areas; and Shs 18,432 for projects in other areas. 

241 to 294 square metres: Shs 36,000 for projects in urban areas; Shs 28,800 for projects in peri-urban areas; and Shs 23,040 for projects in other areas. 

295 to 350 square metres: Shs 43,200 for projects in urban areas; Shs 34,560 for projects in peri-urban areas, and Shs 27,648 for projects in other areas. 

351 to 400 square metres: Shs 50,400 for projects in urban areas; Shs 40,320 for projects in peri-urban areas; and Shs 32,256 for projects in other areas. 

401 to 465 square metres: Shs 57,600 for projects in urban areas; Shs 46,080 for projects in peri-urban areas; and Shs 36,864 for projects in other areas. 

466 to 530 square metres: Shs 64,800.720 for projects in urban areas; Shs 51,840 for projects in peri-urban areas; and Shs 41,472 for projects in other areas. 

531 to 595 square metres: Shs 67,176 for projects in urban areas; Shs 54,316.80 for projects in peri-urban areas; and Shs 43,453.80 for projects in other areas. 

596 to 660 square metres: Shs 72,432 for projects in urban areas; Shs 57,196.80 for projects in peri-urban areas; and Shs 45,757.80 for projects in other areas. 

661 to 725 square metres: Shs 77,688 for projects in urban areas; Shs 61,401.60 for projects in peri-urban areas; and Shs 49,121.10 for projects in other areas. 

726 to 790 square metres: Shs 82,944 for projects in urban areas; Shs 68,716.80 for projects in peri-urban areas; and Shs 54,973.80 for projects in other areas. 

791 to 855 square metres: Shs 88,200 for projects in urban areas; Shs 69,811.20 for projects in peri-urban areas; and Shs 55,848.60 for projects in other areas. 

856 to 930 square metres: Shs 93,960.10 for projects in urban areas; Shs 74,016 for projects in peri-urban areas; and Shs 59,212.80 for projects in other areas. 

Beyond 930 square metres, each additional 93 square metres will cost you: Shs 108 for projects in urban areas; Shs 86 for projects in peri-urban areas; and Shs 69 for projects in other areas.

Kiambu Building Approval Rates – Minor Renovations and Repairs

If you’re planning to conduct minor renovations or repairs on your building, here’s what you’ll pay for the permits in Kiambu County: 

Internal renovation or repair permit for commercial and industrial buildings will cost you shs 15,000. 

External renovation or repair permit for commercial and industrial buildings will cost you shs 7,500. 

Internal / External renovation or repair permit for residential and institutional buildings will cost you shs 2,500. 

Kiambu Building Approval Rates – Other Construction Permits 

Hoarding Permit

In addition to the Kiambu building approval rates, you’ll be required to pay the following for the site hoarding permit (this applies to residential, industrial, commercial, and institutional projects in all zones): 

For a hoarded area of 0 to 20 square metres, you’ll be charged Shs 4,000 per year. 

For a hoarded area of 21 to 50 square metres, you’ll be charged Shs 6,000 per year. 

For a hoarded area of 51 to 100 square metres, you’ll be charged Shs 9,000 per year. 

For a hoarded area of 101 to 150 square metres, you’ll be charged Shs 12,000 per year. 

For a hoarded area that stretches beyond 150 square metres, you’ll be charged Shs 100 for each additional square metre per year. 

Construction Site Board Fees

To put up a 1200mm by 2000mm site construction board, Kiambu County will charge you as follows for the permit: 

Shs 1,000 for a single dwelling development. 

Shs 6,000 for any other type of development. 

Site Inspection For Post Approval And Occupancy

Once your building plans are approved and the project gets underway, you’ll be expected to apply for site inspection. The fees you’ll pay for each application are as follows: 

Shs 9,000 for single dwelling developments. 

Shs 18,000 for industrial, institutional, commercial, recreational, and multi-dwelling residential developments. 

Shs 27,000 for comprehensive mixed-use developments. 

Occupation Permit

When your project is done and you need certification from the County Government of Kiambu, the Occupation Permit application form will cost you Shs 1,000, while the Occupation permit itself will cost you: 

Shs 3,000 for a single dwelling development. 

Shs 3,000 per unit for flats. 

Shs 50 per square metre for offices and commercial developments. 

Shs 60 per square metre for an industrial development. 

Authority Letter for Temporary Boundary Fencing (Concrete Poles / Chain Link Fence)

Otherwise, if you intend to fence your plot with temporary fencing like chain link, the Kiambu County Government will charge you as follows for the permit: 

Shs 5,000 per plot in urban areas

Shs 3,000 per plot in peri-urban areas. 

Shs 2,000 per plot in other areas.

Good morning, we, my wife and myself, are planning to open a shop along Garissa Road and have an option to lease a plot at a place the locals call Kwaheri. (Just before Mbugua). We want to build a temporary structure of about 150 m2 and a chain link fence around the plot (100×100 ft standard plot).
Assume the wall building fee is Kshs 100/meter. Is a building permit needed for a temp structure? Are arch + Struct drawing needed for submission?
